<p class="MsoNormal">Please see condition 11 of Ordinance 2023-A28, there are transportation comments that have not yet been addressed. These include the discrepancy of uses included in the analysis and the master plan at the time, the locations of connections to the internal drive, the omission of a center turn lane on the internal drive and the turn lane extension on CR 486 for the signalized intersection to the east.</p><p class="MsoNormal">The turn lane extension on CR 486 was not included in the improvement plans for Black Diamond Phase 2 and no timing analysis has been provided at this time.</p>

1. Loading zones appear to be for Sprouts only, will loading zones be provided for other merchants as well? <div>2. Shared signage location has been approved on the master plan - please show the approved location on the Site Plan - Signage to be on separate permit, but location must match and be approved on the site plan. </div><div>3. Parking issue - Please provide a parking matrix by use - Staff calculated required parking at 332 required spaces - the approved master plan shows 305. This appears to be more than the 5% increase allowed. A parking study, PUD amendment or Minor Modification may be required.</div><div>4. Parking areas appear to be added on the east side where a drainage retention area is shown on the approved master plan. </div><div>5. Unable to locate the parking island square footage on either page LS1 or C4.0. Please show the square footage as some islands appear smaller than depicted on the approved master plan. </div><div>6. Unable to locate the shaded pedestrian amenity area on page LS1 or C4.0 - the uploaded comments state it is offsite. Please provide a pedestrian amenity area for this development as well - note: Crepe Myrtles cannot be used as shade trees. </div><div>7. Tree Preservation and biological survey to be addressed in permit IMP2024-00009, please provide a copy for this permit as well as they are required documents. </div>
